One Eleven Grandview Avenue is at the corner of Grandview and Shiloh Street in the heart of Mt. Washington’s business district. Walk across the street to the incline that takes you to the “T” and station square. Just around the bend you will find much of Mt. Washington’s shopping, restaurants, and nightlife. It does not have a swimming pool but does have everything else to include a guest suite, a large party room, courtyard, exercise room, and inside parking for owners and guests. It is a secure building and an all-electric building. The condo fees include water, sewage, and trash removal. This building offers daylight manned personnel and concierge. This building also offers some of the largest balconies and a close up view of the Monongahela River side of the city.

151 First Side is an 18 story condominium located in Downtown Pittsburgh’s historic First Side neighborhood. The area now serves as urban living with a wide variety of historic architecture including brick town homes, restored firehouses and newer office buildings and restaurants. The secure entry building features a fitness center, party room, business center, assigned integral secure parking, and building concierge. 1000 Grandview           

The building that is built down over the hillside instead of up into the sky is 1000 Grandview.  In this building when you get in the elevator, you go down to your condo unit except for a couple of floors that are built up from ground level.  This secure entry building has indoor parking, a pool, exercise room, guest room and party room. The monthly condo fees here are moderate with CIF assessments as needed.  This is a pet friendly building with limits.  This building has electric and also gas for use with gas fireplaces only.  The units at 1000 Grandview offer spacious balconies and a great close up view of the Monongahela River side of the city, point, and looking toward the West End.

Located Downtown at 320 Fort Duquesne Blvd. next to the 7 acre Point State Park, Gateway Towers offers fantastic views of the river, Mt. Washington, and the city. The 27 floor building houses four floors of business and 261 condominiums. HOA monthly fees include heating and cooling, water, sewage, trash removal, 24 hour reception desk, and personnel are on site for maintenance, door attendance, and concierge. The building also has a fitness center, party room with a kitchen, residents lounge, billiard room, onsite dry cleaning, and optional bike storage for a fee. Valet parking is optional for a fee. This is a pet friendly building.

Grandview Crest

Grandview Crest is a town home community located in the 600 block of Grandview Avenue near the intersection of McArdle Roadway and Grandview Avenue. These multi-level units offer spacious balconies on each level, gas fireplaces, two car garages, and awesome views from almost 600’ above the city, all with the added convenience of being downtown in just minutes. The monthly HOA fees are on the lower end. It is rare that these units are available on the open market.

Grandview Towers

The most private quiet condo building in Mt. Washington is Grandview Towers located at 1700 Grandview Avenue. This building is set all the way down at the West End of Grandview Avenue.  It is known as the most “home like” setting for a condo in Mt. Washington because it is just that.  It does not have a pool, fitness center, or party room making it the most quiet, private home like condo building in Mt. Washington.  People that live there say it is just like owning a home without the maintenance because you know all the neighbors but rarely see or hear them other than in the elevator or in the lobby getting the mail or paper.

This building does the CIF (Capital Improvement Fund) differently than the rest.  You pay a monthly condo fee based on square footage like the rest of them, but instead of surprise assessments when something big needs fixed, you pay into the CIF quarterly which goes into a reserve fund for more major repairs. The fund recently bought a new generator that is big enough to operate the elevator in the event of a power outage and for replacement of the main plumbing stacks. This building has low to moderate monthly fees with a quarterly capital improvement fund for major repairs and maintenance.   This is a pet friendly building with approval from the board.

The building has recently undergone an interior area remodel of the common areas including the hallways, lobby, and elevators.  New wall covering, carpet, lighting, etc.  It also recently had the garages painted, new lighting installed, new ventilation fans, and a new generator installed.  The building is meticulously maintained, private, secure, neat and clean.  All of the interior walls are non-load bearing walls and can be moved or removed.  This building offers single and multi-level units and all have sufficiently sized private balconies. This is really a great condo building offering a unique view of the city. It is a further overall perspective that allows you to see the point straight on and all three rivers. If you are looking for privacy and a neat clean, quiet building away from the congestion and traffic, yet close enough to walk to the restaurants and nightlife, this may be the one for you.

The Carlyle

Formerly the Union National Bank Building, this converted condominium is located downtown in Pittsburgh’s central business district at 300 Fourth Avenue. Enjoy the Classical Revival Style building with units from 1200 to 6000 sq.’ Enjoy the walkability of living downtown plus the luxury of living in a classic style building with tall ornate windows and wood floors. The Marmont

The Marmont is a secure entry building located at 812 Grandview Avenue is a more modern contemporary condominium from the outside. Its large glass walls offer a unique light and bright look and feel. From inside the two story wall of glass offers some of the best views of the city. The Marmont has only 9 units making this one of the most private and upscale condominiums available in Pittsburgh. It has large 25’ to 35’ balconies which are among the largest available and offer a great outdoor space to enjoy the fantastic views. It has inside parking and most units have at least 2 indoor spaces with some offering 3. The building has a natural gas supply which allows for fireplaces. Private keyed elevators add to the privacy of this beautiful building. Monthly condominium fees are in the higher range and include water, sewage, and gas. This is a no smoking building and no pets are allowed.

The Trimont

The most well-known of the Mt. Washington Condominiums is the Trimont at 1 Trimont Lane just off of Grandview Avenue.  Overlooking the confluence of the Ohio, Allegheny and Monongahela Rivers and downtown Pittsburgh, The Trimont is a mixed use complex that includes 115 luxury condominiums, office space, commercial space and a 400-car garage. With only 2 condos on each of the 25 floors, residents at The Trimont enjoy spacious floor plans and expansive views of the city. The monthly condo fees are in the higher range with CIF assessments as needed.  The condo fees are substantial in this building because they have a plant filled resort hotel like lobby, pool, exercise room, guest suite, meeting/conference rooms, a large party room, a fountain, two outdoor parking lots to supplement the indoor parking, window cleaning, a secure entry building, and 24 hour manned security/concierge.  This is an all-electric building and is heated with a hot water heat pump system that is common to all of the units keeping utility expenses to a minimum. This building has units with many varying views.  There are units that have balconies of varying sizes and units with no balconies. If you are looking for a building with every amenity and convenience, the Trimont may be one to consider.

Vista Grande

If you are looking for newer style traditional feeling condominium, The Vista Grande at 501 Grandview Avenue may be what you are looking for.  All of the units in this building have 2 bedrooms and 2 baths. They are between 2000 and 2500 sq.’ and the building has an exercise room as the only common area amenity.  Monthly condo fees are low in this building with CIF assessments as needed and the units each come with 1 indoor parking space.  This is a pet friendly building.  Ask about a possible tax abatement program associated with this property.  HOA fee includes exterior maintenance, CAM, and snow removal.  The views from the buildings oversized windows and large private balconies are clearly better as you get onto the higher floors of this building.  This building offers great close up views of the Monongahela River side of the city.
